For stabilized owner-occupied properties, we typically lend up to 80% LTV. Investment properties are generally capped at 75% LTV. Multifamily may go to 80%. Construction and transitional assets are underwritten case-by-case.
Most CRE loans are full-recourse to the principals. Limited recourse structures may be available for stabilized, income-producing properties on a case-by-case basis. We encourage a conversation to discuss your specific situation.
We typically require a minimum Debt Service Coverage Ratio (DSCR) of 1.20x–1.25x for investment properties, based on underwritten net operating income. Owner-occupied properties are evaluated differently based on the operating business.
